NOTICE OF PUBLIC HEARING OF APPLICATION
FOR MINOR VARIANCE
APPLICANT: André P. Barrette o/b Réjean Marchand and Sylvie Marchand
LOCATION OF PROPERTY: 2505 Rue Front (Partie du Lot 25, Broken Front)
PURPOSE OF APPLICATION: The purpose of the variance is to seek relief from Section 4.8.1.4 (Second Dwelling Unit and Second Dwelling, General), Section 4.8.3.3 & Section 4.8.3.4 (Second Dwelling Unit and Second Dwelling, Additional Provisions for Second Dwelling) of Zoning By-law 2021-22 as follows:
- To permit an increase in the maximum floor area of a second dwelling from 50% of the floor area of the principal dwelling to 55%, to a maximum of 188 m2.
- To permit an increase in the maximum building height of a second dwelling from 5m to 6.5m; and
- To permit an increase in the separation distance of a second dwelling from the principal dwelling from 12m to 50m.
The applicant plans to construct a new principal dwelling on the property closer to the Ottawa River and maintain the existing dwelling on the property as a second dwelling. The effect of the minor variance would be to permit the conversion of the existing principal dwelling to a second dwelling on the property.
TAKE NOTICE THAT the Committee of Adjustment for The Township of East Hawkesbury will hold a Public Hearing at The Town Hall, 5151 County Road #14, St. Eugene, ON, on Monday, June 15, 2026 at 6:15 pm to hear the above application as required by Section 45 of the Planning Act, R.S.O. 1990.
YOU ARE ENTITLED TO ATTEND this hearing to express your views about the application or you may give written authorization to a solicitor or other person to attend on your behalf. If you are unable to attend, you may submit written comments on the application to the clerk prior to the date and time of the hearing. Please use the address shown above.
IF YOU DO NOT ATTEND this hearing, it may proceed in your absence and, except as otherwise provided in The Planning Act, you will not be entitled to any further notice in the proceedings.
A COPY OF THE DECISION of the committee will be sent to the applicant and to each person who appeared in person or by Counsel at the hearing and who has filed with the Secretary-Treasurer a written request for notice of the decision. In accordance with Section 45(12) of the Planning Act, the applicant, the Minister or a specified person or public body that has an interest in the matter may appeal to the Ontario Land Tribunal against the decision of the Committee of Adjustment by filing with the secretary-treasurer of the Committee of Adjustment a notice of appeal setting out the objection to the decision, the reasons in support of the objection and the fee required by the Tribunal. A “specified person” does not include an individual or a community association.
THE SUBJECT LANDS are not the subject of any other applications currently being processed under the Planning Act.
